The proposal strives to transform interior ground floor areas into exterior spaces, in order to reduce the facade m2 and suppress fire resistant facades. Additional interior spaces must be implemented in order to compensate the lost ones, so they are relocated as new profitable office spaces. This strategy reduces construction and conditioning costs.
A light skin of louvers is located covering the facades in order to protect the them from direct sun exposure. All directions and dimensions are strictly designed following the facade protection requirements. The density of lamelles is higher where there is greater solar incidence and becomes less dense the closer they get to the ground floor. The ''MBP'' logo is smoothly integrated in between the lamelles of the highest level in the more visible faces of the building.
The Landscape pattern is generated by unfolding the facade openings to the ground. Sitting and resting areas surround the dense vegetation spots, located by the boundaries of the site in order to diminish the noise from the highway. Pedestrian and vehicle circulations are separated in order to ensure clear accesses to the building.
In building A, the proposal includes the removal of the panoramic elevators to provide a wide and transparent lobby. The toilets and staircases are relocated to obtain more flexible office floors. New profitable programs are introduced like a rooftop terrace for events, a multipurpose room or a gym for the office workers.
